ABOUT SEINZEN

We combine engineering knowledge with coordination, data and buildable design.

SEINZEN is an independent multidisciplinary MEP engineering consultancy — integrating mechanical, electrical and public health design, BIM coordination, building performance analysis and commissioning support for complex buildings.

We work as a single accountable engineering team from brief through construction issue, using Revit-based models, ISO 19650 information management and buildingSMART openBIM workflows to deliver coordinated, auditable documentation.

About SEINZEN

Who We Are

Independent multidisciplinary MEP consultancy with integrated delivery responsibility

SEINZEN operates as an independent engineering consultancy — not a contractor, manufacturer or multi-discipline conglomerate. We integrate mechanical, electrical, public health, fire and life safety, BIM and building performance within one accountable team.

Our founding purpose is to deliver calculation-led, model-coordinated MEP design that remains buildable on site — with transparent documentation structured for tender, construction and operational continuity.

We support developers, design teams and asset owners on complex buildings where interdisciplinary coordination, data quality and performance verification must be resolved before IFC issue — not under programme pressure on site.

Purpose

Mission and Vision

How SEINZEN defines its engineering mandate and long-term direction.

Mission

To deliver integrated multidisciplinary MEP engineering that is evidence-based, model-coordinated and documented to a standard sufficient for competitive tender, site installation and operational transfer.

  • Calculation-led design across mechanical, electrical, public health and fire protection
  • BIM coordination with defined LOD gates and ISO 19650 information management
  • Single-team accountability from brief through commissioning support
Vision

To be the engineering partner clients appoint when complex buildings require integrated MEP design, openBIM coordination and measurable building performance — delivered with professional continuity across project phases.

  • Revit-native production models as contractual coordination instruments
  • Performance targets validated before design freeze and verified at handover
  • Structured asset information ready for FM import and lifecycle continuity
Values

Core Values

Eight principles that govern how SEINZEN designs, coordinates and delivers on every commission.

  • Evidence-Based Design

Load calculations, simulation and measured data precede system selection — catalogue defaults are not substitutes for engineering proof.

  • Integrated Responsibility

One accountable engineering team owns MEP design from concept through commissioning — no fragmented sub-consultancy handoffs.

  • Standards-Led Delivery

Engineering governed by applicable international codes — ASHRAE, NFPA, EN and ISO — selected by jurisdiction and building type.

  • Coordination Before Construction

Federated BIM, clash detection and interdisciplinary review resolve routing conflicts before IFC — not on site under programme pressure.

  • Buildable Design

Routing, plant room layouts and penetration strategies developed for constructability — coordinated with architecture and structure before detailed issue.

  • Performance Accountability

Energy, thermal and operational targets validated through dynamic modelling and verified at handover — not assumed at design stage.

  • Transparent Documentation

Drawings, specifications and model data issued to a standard auditable at tender and construction — aligned to coordinated Revit models.

  • Lifecycle Continuity

Design intent, model data and handover documentation structured for operational continuity — from commissioning through facility management.

Approach

Integrated Engineering Approach

How SEINZEN connects discipline design, BIM coordination and performance verification within one delivery framework.

  1. 01

    Discipline Engineering

Mechanical, electrical, public health and fire protection systems sized to measured loads, occupancy profiles and code requirements — not catalogue selection.

ASHRAE · EN · NFPA methods

  2. 02

    BIM and Revit Coordination

Production Revit models with defined LOD gates, federated coordination and clash resolution aligned to ISO 19650 and buildingSMART openBIM deliverables.

    ISO 19650 · IFC · COBie readiness

  3. 03

    MEP Coordination

Interdisciplinary workshops establish routing hierarchy, ceiling zone ownership and structural penetration protocols before detailed clash cycles begin.

    Navisworks · Pre-IFC gates

  4. 04

    Performance and Commissioning

Energy modelling, TAB support and commissioning documentation verify systems against specified criteria at handover.

Simulation · TAB · Handover records

MV and LV power distribution, lighting, emergency power, ELV systems and building automation interfaces.

  • Public Health Engineering

Domestic water, drainage, storm and sanitary engineering sized for peak demand and code-compliant venting.

  • Fire and Life Safety

Sprinkler systems, smoke control and fire suppression coordinated with architectural and structural models.

  • BIM and Revit

Production Revit modelling, LOD management, federation, clash detection and IFC deliverables.

  • MEP Coordination

Interdisciplinary coordination, constructability review and pre-IFC issue packages.

  • Building Performance

Energy modelling, thermal analysis and operational performance validation.

  • Standards Literacy

Engineering methods aligned to ASHRAE, NFPA, EN, ISO and jurisdiction-specific codes — applied consistently across commissions.

  • BIM Competency

Revit production modelling, ISO 19650 information management and buildingSMART openBIM workflows maintained as core delivery skills.

  • Coordination Practice

Interdisciplinary workshops, clash resolution protocols and constructability review embedded in every project stage gate.

  • Continuous Review

Design review, peer checking and lessons-learned capture across project close-out — improving methods without compromising evidence requirements.

Culture

Work Culture

An engineering-led environment where technical rigour, coordination discipline and professional accountability define daily practice.

  • Technical Rigor

Calculations, simulations and model checks precede issue — assumptions are documented and traceable.

  • Collaborative Delivery

Disciplines work within shared clearance rules and coordinated routing strategy — not in isolated silos.

  • Programme Discipline

Information release points and coordination gates mapped to the master schedule with accountable owners.

  • Professional Conduct

Client communication, documentation quality and site support delivered with the standards expected of an independent consultancy.

Quality

Quality, Verification and Responsibility

How SEINZEN maintains engineering accountability across design, coordination and handover.

  1. 01
